The Homestead

For bookings of 28 nights or less, if the booking is made:

– Within 8 weeks of the date of arrival, the total amount is payable upon booking (non-refundable).

– More than 8 weeks prior to the date of arrival, to secure your booking, 33% of the total amount is required (non-refundable) upfront. At 8 weeks prior to the arrival date, the remaining balance is due (67%).

For bookings of 29 nights or more:

– The first 28 nights rental is required to secure your booking (non-refundable).

– Subsequent rental payments will then be due every 28 nights from the arrival date.

– All subsequent rental invoices must be paid prior to the start of the next 28 night period.

– 2 days prior to arrival, a Refundable Damage Deposit (also known as a security deposit) is also due. The amount is equivalent to 2 weeks rental. This will be refunded at the end of your stay, provided there are no serious damages or excess cleaning requirements.

Check-in/out
Check-in is from 10am and check-out is from 3pm. Early check-in or late check-out is available by prior arrangement only and an extra charge applies.

The Homestead is one of seventeen serviced properties at Town Farm, on the edge of the Chilterns. We are a working arable farm, with some sheep over the surrounding hills, we are lucky to have views over to Ivinghoe Beacon on one side, and Aylesbury Vale on the other. All the cottages each have their own unique charm, and we also run a campsite during the summer months. 

The Homestead is a three bedroom cottage which was converted from a barn in 2007. It is laid out over two floors, with one ground floor bedroom and bathroom, and two bedrooms upstairs, including a double and two twins.

As you come in through the front door, you enter the spacious kitchen, which is fully equipped with cooker, microwave, fridge, freezer, dishwasher, microwave, washing machine and tumble dryer. The kitchen sink has a view over the garden, and the Vale beyond, and there is also a kitchen table with three chairs. There is also a dining area in the sitting room.

The sitting room has a dining table with six chairs, and two three seater sofas. The flat screen television has Freeview access.

There is a ground floor bedroom with twin beds, a chest of drawers and a view over the garden. There is also a ground floor bathroom with a bathtub with shower over.

Upstairs there are two bedrooms, a double and a twin, both with chest of drawers and wardrobe. There is also an upstairs shower room, with shower, toilet and sink.

Heating & hot water is powered by electricity. Please note that rental includes a GBP30 electricity credit allowance per week, any extra electricity credit is charged as required.  We do not offer refunds for unused credit.

Parking for two cars is available at the front of the property. A communal E.V. charger is available on the farm but electric vehicles must not be connected directly to the property.​

The property has access to the farm’s communal tennis court, games room and play areas.

The cottage was big enough for the six of us, lots of room and comfortable. Requests were responded to immediately. Information about the local activities and places to see was very helpful. We stayed for 11 nights and even though we did a lot of travelling there was also times where we could enjoy the peace of the cottage, see the stars and planets, watch the sunset, take walks to the beacon or local town.
